Why families end up here
Puçol is north of the city, on the coast side, and it is where the two best-known international schools north of Valencia both sit. That is the whole reason most English-speaking families look at it.
About 25 minutes into central Valencia by car, or 30 on the C-6 Cercanías line. It has a beach, which changes what a weekend looks like, and it is a real town rather than a commuter estate.

What to bring: passports for every person on the form, one supporting document per adult, and either the lease or a signed authorisation from the owner of the property if you have not rented yet.
Book the cita previa first. And the belief worth correcting before it costs you a month: the padrón does not by itself give you the right to public healthcare.
What it costs to live here
Family houses commonly sit between €1,000 and €1,800 a month to rent, with the beach urbanisations at the top of that range. As everywhere here, what a landlord asks a foreign family without a Spanish payslip is its own negotiation, usually more months up front.
To buy, Idealista's index put Puçol at €2,281 per square metre in July 2026. That number is worth holding next to the alternatives, because Puçol is where Caxton College is, and Caxton teaches the British curriculum through to A Levels with the UK examinations that go with it.
The same magazine feature that quoted that figure listed nine other Spanish towns with schools of that kind. Puçol was the cheapest of the ten, and not narrowly: La Moraleja, where King's College sits, was €7,183 a square metre; Pozuelo de Alarcón €5,057; Marbella €5,581; Sant Cugat del Vallès €4,898.
A family choosing between Madrid, Marbella and Valencia for a British education is usually comparing the school fees. The fees are broadly comparable. The house is not — and over the years a family actually lives somewhere, that gap is the larger number by a distance.
Getting around
The C-6 Cercanías runs into Valencia Nord. Most families drive for the school run: both schools here are set back from the town centre.
We tried to verify the padrón documents and could not
Puçol's own padrón page — pucol.es/es/datos/padron-de-habitantes — returned a 502 Bad Gateway on every attempt on 4 September 2026, from two different networks. The Ajuntament publishes a padrón page; it does not currently serve.
So we are not going to tell you what Puçol asks for at the counter, because we have not been able to read it from the Ajuntament itself, and the neighbouring towns split both ways: Bétera and Valencia city require a sworn translation of foreign documents, Godella and Burjassot do not. That is the question to ask when you book the appointment, and it is worth asking before you fly, because a sworn translation is done at home or not at all.
